Booking condition
Dear Guest, please read the following conditions carefully before making your reservation. By contacting us or confirming your stay, you declare that you have read and fully accepted the terms outlined below.
1. How to Make a Reservation
Reservations can be made through the following channels:

- In person: Directly at the property
A reservation request is not binding until you receive our written confirmation (via email or message) and the security deposit has been paid.
2. Security Deposit (Caparra Confirmatoria)
To confirm your booking, a security deposit equal to 30% of the total amount of the stay is required. This must be paid within 1 working day of our written confirmation.
- Payment must be made via bank transfer.
- Failure to pay within the specified timeframe will result in the automatic cancellation of the reservation.
- The remaining balance must be paid at the time of check-in, unless otherwise agreed in writing.
3. Cancellation Policy
All cancellations must be submitted in writing (email or message). The following conditions apply:
- Cancellation up to 10 days before arrival: You may reschedule your stay within the following 6 months (prices may be adjusted according to the seasonal rate).
- Cancellation less than 10 days before arrival or No-show: The deposit will be retained in full. In accordance with Art. 1385 of the Italian Civil Code, the property reserves the right to seek compensation for the full amount of the booked stay.
4. Check-in and Check-out
- Check-in: From 4:00 PM to 7:00 PM
- Check-out: By 10:00 AM
Alternative arrival times must be agreed upon in advance and may incur an additional fee. The property reserves the right not to guarantee access outside of the communicated hours without prior notice.
5. Breakfast
Breakfast is included in the price and is served every morning from 8:00 AM to 9:30 AM in the breakfast room. Please inform us of any specific dietary requirements (intolerances, allergies) at the time of booking.
6. Concierge Service
Upon request, we offer a personalized concierge service to enhance your stay. Our team is available to:
- Recommend local restaurants, trattorie, and wineries.
- Make reservations on your behalf at partner or selected venues.
- Suggest itineraries, excursions, and local activities.
Reservations made through our concierge are provided as a courtesy; the property assumes no responsibility for changes, cancellations, or service issues provided by third-party venues.
7. Pets
For hygiene reasons and to protect guests with allergies, pets are NOT allowed within the farmhouse.
8. Responsibility and Conduct
Guests are expected to respect common areas, the natural surroundings, and the peace of other guests. Smoking is NOT permitted indoors, but is allowed in outdoor areas. Any damage caused to the property will be charged to the person responsible for the booking. The property declines all responsibility for theft, loss, or damage to guests’ personal belongings, pursuant to Art. 1783 et seq. of the Italian Civil Code.
9. Personal Data Processing
Personal data provided during the booking process will be treated in compliance with EU Regulation 2016/679 (GDPR) and current Italian legislation, exclusively for stay management and legal requirements (communication to public safety authorities under the T.U.L.P.S.). 10. Jurisdiction
For any dispute arising from this reservation, the parties elect the Court of [City] as the competent jurisdiction. Italian law shall apply.
